Location Details-
Plots are offered in Pocket-9B, Sector-18, YEIDA region, with land already acquired and under the possession of the authority. This zone lies near key infrastructure projects:
- Noida International Airport (Jewar)
- Yamuna Expressway
- Upcoming Film City
- Delhi-Mumbai Industrial Corridor (DMIC)

Plot Sizes & Price-
- Plot Sizes: 200 sq.m and others (as applicable)
- Rate: ₹35,000 per sq.m
- Location Charges (if applicable):
- Park/Green Belt Facing: 5%
- Corner Plots: 5%
- 18m+ Road Facing: 5%
(Maximum PLC applicable is 15%)
Eligibility Criteria-
- Only individuals can apply — companies, LLPs, and HUFs are not eligible.
- Applicant must be an Indian citizen aged 18 or above.
- Only one application per individual is allowed.
- Husband and wife can apply separately, but if both get allotted plots, only one allotment will be valid.
- Applicant must not have been allotted a residential plot by YEIDA previously (unless surrendered).
Reserved Categories (with horizontal reservation)-
- 21% for industrial unit owners (functional)
- 2% for SC/ST applicants
- 5% for persons with disabilities (including 1% for visually impaired)
- Additional quotas for farmers whose land has been acquired by YEIDA or for the Jewar Airport project
Note: Valid and attested certificates from competent authorities are required to claim reservation benefits.
Payment Terms-
- Registration Amount: 10% of total premium
- Full Payment Option: Pay 100% (including registration) within 60 days from allotment — GST extra if applicable
- No Installment Plan in this Scheme
- Payment Mode: Online only through YEIDA portal
Refund & Adjustment of Registration Amount-
- For successful applicants, the registration amount is adjusted in the premium.
- For unsuccessful applicants, refund is done to the source bank account.
- If refund is delayed beyond one year, interest at SBI’s savings rate is applicable.
- Mandatory: Provide bank details and canceled cheque image while applying.
Allotment Procedure-
- Allotment will be done through a manual draw of lots.
- Separate draws for general and each reserved category.
- If reserved category plots remain unclaimed, they will be transferred to the general pool.
Construction & Lease Terms-
- Lease Term: 90 years from date of lease deed
- Lease Rent: 10% of the total premium payable before lease deed execution (one-time)
- Possession: Given after lease deed and payment formalities
- Construction Deadline: Must commence within 3 years of possession
Other Key Rules-
- As-is-where-is allotment: Plot condition and size at handover will be final.
- Variation in Plot Area:
- ≤10% difference: Accepted by default
- 10% difference: Applicant can surrender (after ₹10,000 processing fee deduction)
- No Subdivision or Amalgamation of plots allowed
- Transfer Restrictions: Not allowed within 5 years from date of allotment
Industrial and Farmer Quotas — Detailed Conditions
- For industrial applicants:
- Must have possession and functional certification of allotted industrial unit
- Must have no outstanding dues to YEIDA
- Allotment applies to only one plot, even if multiple units exist
- Not eligible if the industrial unit was acquired through resale and has already availed a residential plot
- For farmers:
- Only those whose land was acquired by YEIDA or for the Jewar Airport project are eligible
- Must provide documentary proof of acquisition
